I have to say, listing my home for sale, occupied (w/ 3 young boys) has been a real eye opener….. for many reasons.

#1. My listings have been selling so quickly, I thought maybe I was under-valuing the properties, so I listed my house 10% higher than the value I believed…. this has caused me to have 20+ showings…. LAME.  I was reminded value is value.  Listing it higher just means it does not get quality offers, buyers go with their favorite house of the day, and overpriced homes will never be the best house of the day!  Sellers do not want 20+ showings in under 30 days!  They want 5 showings and 1 acceptable offer!

#2. I can not believe the number of agents who offer feedback like “Great house, as soon as the buyer is ready to buy we will consider an offer”  UM, HUH?!? WHAT?!?  You took an unapproved buyer into my personal home?  This is disrespectful of my time as a seller, but also a terrible business idea.  Why show people who are not prepared to buy homes?  I can not believe how many agents don’t even demand the bare minimum- a pre-approval letter prior to running around town!  This is a terrible business practice and incredibly unsafe for both the agent and the sellers.

When you list with me, you can be rest assured that we will discuss these and other issues.  If you are ok with many unapproved buyers walking your home, we can do that… but if your time is valuable and you want to be certain that only people who are in a position to submit an offer TODAY tour your property, we can manage that.
