On Nov 29 I met with a referral- a friend of mine from MN suggested that this particular customer call me.  He was looking to sell his home in Bonita Springs.  It was a small, 3 bedroom, 2 bathroom home just off US 41.

While preparing for the meeting, it became obvious that there is very little inventory in the area.  Little inventory= premium price.  Based on recently sold properties, I determined that his home likely had a current market value of about $175,000.  However, being that there were NO active listings even close to that price- most of the houses in the area had a much larger square footage, making them much more expensive, I suggested that he list his house for $195,000.    Since we were meeting on Nov 29, I advised the seller that it may be slow going through the holidays.  I told him to expect activity to pick up in Jan.  I also promised that I would do additional property promotions come Jan 5.

Within days of putting the listing we had 2 showings, both who expressed an interest in the home.  One week later, we had an offer for $189,500!  The buyer wanted to close in 2013 for tax purposes…. which we were able to accommodate.
